We offer the full range of architectural services from the initial briefing stage right through to completion of the construction work or, alternatively, we can tailor our input to suit the scope of services that are required.
Typical project “Work Stages” usually comprise the following six steps:-
Stage 1 Preparation of the Project Brief
During this preliminary Work Stage, we meet with our clients to discuss their requirements in detail. Once clear, this is then written up as a formal Project Brief.
Stage 2 Feasibility Study
We usually produce a Feasibility Study to explore how best we can achieve the Client’s Project Brief, often producing various design options for the Client to consider.
Stage 3 Concept Design and Pre-Application submission
Once we have discussed the findings of the Feasibility Study with the Client, a preferred design solution is selected, enabling a Concept Design to be developed. This design is often submitted to the Local Planning Authority as a semi-formal Pre-Application submission. Feedback from this process can be very helpful in identifying and ironing out early planning stage issues.
Stage 4 Planning Application submission
Once we have integrated the pre-application feedback, we will work up the scheme drawings to formal planning application status and submit it to the Local Planning Authority. We will continue to monitor the planning application as it progresses and deal with any planning issues promptly should they arise.
Stage 5 Detailed technical design and Building Regulations submission
Following determination of the planning application, we will progress the detailed design of the building to create drawings in sufficient detail to actually be priced and built from.
A Building Regs Application will also be made during this work stage and tenders will be invited from suitable building contractors. The returned tenders will be assessed and we will assist the Client in awarding a building contract to the successful contractor.
Stage 6 Construction
During the construction stage of the project, our role is usually to inspect the works on site regularly and to administer the terms of the building contract between the Client and the building contractor.
On completion of the construction works we will oversee the handover of the project to the Client and, on completion of the defects liability period, we will conclude the administration of the building contract and assist in agreeing the final account with the building contractor.
